買銀主樓自住好唔好的? 請有經驗人士比意見

  • HI, 我而家住緊嗰度都係銀主盤買, 住左4年都冇咩問題


    只係初搬入時有幾間銀行追債信寄來, 我地在信封面上寫住"無此人", 然後比番郵差, 過左一年就冇再收到上手既追債信





    不過, 我有個親戚就冇咁好彩, 佢又係買銀主盤, 住左冇耐有"大耳隆"上門追數, 我個親戚就直接同"大耳隆"講間屋賣左, 叫佢返銀行CHECK下(因為大耳隆係銀行搵既), 後尾就冇事, 不過我D表弟/妹就驚左好耐





    以上係我所知銀主盤的事

  • 我住呢度都係銀主盤, 慶幸沒有什麼麻煩事出現, 不過買前始終担心多 d, 始終契約條款係保障銀行, 買家要承担一切風險

  • 欠款如水電差餉, 要律師向對方銀行律師查, 屋契文件齊唔齊, 如果簽咗約就無得追究, 因為要接受一切條款, 而對自己有利o既條款會被對方刪除, 所以為免驚呢樣驚o個樣, 事前要花多 d 精神時間去 check, follow 緊 d 律師咁, 又要細心睇清楚單位以外隱藏o既問題, 如村屋要知道通道是否公用等, 任何問題簽約後要自己承担

  • 其實又唔駛太担心o既, 如果唔迷信風水, 個單位只係業主停供而被銀行收番嚟拍賣抵債啫, 只要找律師問對方找屋契看, 要知道屋契是否存在呢間銀行度, check 清楚文件齊唔齊, 有沒有欠水電差餉咁, 如果唔係村屋o既, 只需要同平時買樓一樣, 睇下個單位買唔買得過咁囉, 都唔會太複雜o既



  • 年初一家三口係屯門公路死左個單,就係岩岩買左屯門某銀主盤住。





    信則有..不信則冇。
